Right after the social distancing period due to Covid-19, Long An real estate market was surprisingly stimulated with a new wave of investment.

Ben Luc - Long Thanh highway connecting Long An and Long Thanh international airport will soon be opened

Increase in the number of transaction

Right wafter the social distancing, Long An real estate market has been active with the launches of several projects, including Vietuc Varea, Hiep Phuoc Harbor View, The Pearl Riverside or West Lakes Golf & Villa... Especially, after the first sale ended with total reservation 6 times higher than the opening quantity,  Nam Long continues to the second sale of Waterpoint riverside city, attracting thousands of visitors each weekend.  With lower pricing level compared to Dong Nai or Binh Duong provinces, Long An market captures the interest of not only people with housing needs but also investors who do not want to miss out.  The land price in the areas next to Ho Chi Minh City falls between 10-12 million dongs per meter square, but some places are priced at 20 million dongs per meter square, doubled compared to a few years ago.

Meanwhile, land prices in Binh Duong and Dong Nai are approximately 15-20 million dong per meter square. Urbanized and crowded areas could be priced up to 30-35 million dong per meter square. Thí has proved the great potential of Long An real estate market.  Besides products for people who are looking to move out of Ho Chi Minh City to a more natural living environment, Long An is still missing housing products for people working in the industrial parks, especially high-end and fully facilitated properties for entrepreneurs, specialists and managers.  Meanwhile, in May, the two industrial park projects, Viet phat (1,800 ha) and Duc Hoa 3 (200 ha) have been kicked off. Becamex Group also announced the development of an industrial and urban area of 3,045 hectares in Ben Luc district. Therefore, the workforce in Long An will grow significantly and create pressure for the housing supply in the upcoming period.

Infrastructure paving a way for real estate

At the moment, Long An is completing the upgrade of national highways 1A, 50, 62, and N2. The HCMC - Trung Luong, Ben Luc - Long Thanh highways connecting Long An with numerous ports including Hiep Phuoc, Cat lai, Cai Mep - Thi Vai, and Long Thanh international airports… are also very promising.

HCMC council has recently discussed with other cities and provinces to adjust the construction plan of the railroad sections in HCMC, Long An, Tien Giang, Vinh Long and Can Tho which share a total investment of 5 million USD. The construction of Ring Road 4 section Ben Luc - Hiep Phuoc and Metro 3A Ben Thanh - Tan Kien are also about to begin.

The above infrastructure projects not only contribute to a modern traffic system for HCMC but also pave a way for the development of satellite cities in Long An.  For example, Nam Long’s Waterpoint is a riverside city with a 355-hectare area situated at the front of the DT830 route and embraced by the Vam Cong Dong river.

The impressive natural living environment at Waterpoint

Located just 40 minutes away from HCMC, Waterpoint impresses customers with a total green area and water surface of 95 hectares, including six different parks, a 5-8-kilometer river border, 8,6-hectare marina bay, 8-kilometer canal weaving to every corner of the township, creating an eco-friendly living environment.

The utility system at Waterpoint is extremely diversified, including 25 hectares of educational projects from preschool to international standard university; 3ha medical construction; 3ha Country Club with tennis court, soccer field, gym, conference room; 8 ha of outdoor sport facilities, jogging track, bicycle trail, sports playground; 1,5ha churches and pagodas; 1.3ha bus service system, and more than 20ha for commercial - entertainment facilities, riverside clubhouse, research center, service center, cultural house, community house, office work…

The participation of global partners such as Nishi-Nippon Railroad, Lascal (Japan), Conybeare Morrison - CM+, Royal Haskoning DHV (Australia), Aurecon (Holland), Swan & Maclaren (Singapore)... will help ensure the timing of the project.

In addition, a series of entertainment items for the community are also being rapidly deployed by the investor. In addition to being well-invested and completely legal, Waterpoint is a bright spot in developing satellite city with a lot of expectation for a modern riverside city with nature that many customers are waiting for.
