We work with reliable real estate consultants such Savills and CBRE to carry out market research and establish development concepts for the entire development. Overall, we found sufficient pools of potential target markets that appreciate a lifestyle and a quality township development with a focus on green environment only 30-45 minutes drive from PMH & D1.. Given the proximity of the Waterpoint to Ho Chi Minh City and being the gateway to Mekong Delta, Waterpoint has great potential to attract people from:
- Ho Chi Minh City and surrounding district like Phu My Hung, D5 Chinatown etc.
- Mekong Delta provinces that travel regularly to HCMC
- Industrial & Economic Zones employees in Ben Luc and Long An
Waterpoint has great advantage on the land readiness for development, as a result, shorter time to market. Around 97% of the 355ha area has been compensated and about one quarter of the land area has been leveled and filled, which practically allows for the development work of the first phases.
A remarkable amount of legal procedures have been carried out and completed. The masterplan 1/2000 of the Waterpoint has been approved by the authorities. An investment certificate for the project has been obtained. In addition, a large portion of the land use fee has been paid to secure the land use right title for 191.2 ha. The title for the remaining 163.8 ha shall be settled by 2012.

While paying much attention to the first phase since it is laying the critical ground for the project success, we develop a directional phasing strategy for the entire project. Our phasing strategy is market-driven, cost-effective, and value-based.
We intend to develop the township over 15 years in phases with a focus on a quality lifestyle integrated township and green environment. We shall develop the township with strategic investors and operators for the University, International School, Retail and Hospital as a catalyst and facilities for the township. The initial phase will be predominantly landed residential properties with selected catalyst projects and a comprehensive clubhouse. Considerable attention will be given to landscaping and infrastructures to embody a feeling of a resort environment. Subsequent phases will be combination of landed and strata residential properties. Water is an important element in this township as it is surrounded on three sides by the Vam Co Dong River which is 5.3 km long and 150-200m wide. The masterplanning incorporates this water element into the project by canal, lakes and marina. Complimented with golf course and parks, this township is special for buyers who appreciate lifestyle, uniqueness and yet affordability.
Over the years, we have been working with both local and international partners to develop our projects. We welcome partners with complementary expertise to work in partnership with us in developing the entire township development or some sub-parcels. We maintain the flexibility in terms of the scale of the development. In addition, we prefer to work with our partners in the form of joint-ventures at the sub-project level, and in the form of equity investment at the corporate level.
